The software is up and running finally. There are already several issues with how it handles leads related to my rei work flow. These are not show stopping issues, but they definitely need to be fixed quickly. The amount of leads in the system is going to mushroom very quickly, so it's imperative to get these issues worked out quickly.
Soon we will have mobile access also! :)

Get the Ball Rolling
I have my hosting account setup today and I am pushing the software out to the server as we speak. I am going to play around with it this weekend to work out any bugs there might be, and get together with the investor I am working with early next week to get started.
It's going to be great to have access to all of our lead and property information from anywhere there is a an Internet connection. the first month or so is going to be spent optimizing the software to fit our needs as we use it, after that I plan on getting a smart device version hooked up so we can use web enabled phones to access and input information. After that I am going to start working on extending the software with modules that will allow us to be more nimble and make quicker decisions then our competition can.
It's about time I got this stuff up! I'm excited to get back into the swing of things. The market has changed quite a bit since March 06 (the last deal I did) so I have some researching to do to see how we can help people and make money in the current market conditions.

Act. Review. Refine. Repeat.
Just throwing this up there so I can come back and read it. I think this is one of the keys to success in anything you do. Take action, review the results, refine your action to achieve better results, and act on it.
I'm surprised no one reads this blog yet. Maybe it's because I don't update it often enough, or because the content has been less than beefy.
Things are gaining momentum, I can see this blog being a hub of activity within the next few months.

Software Beta
My software is almost ready to put up and start using. Hopefully I can get it up to the web this weekend and have the guy I am working with take a look at it and give me some feedback.
On a side note, I have been in Salt Lake City this week on business. Last night I drove out to a chickfilet to grab dinner, it was about 30 minutes from my hotel. The drive was beautiful, right along the foot of the mountains, the sun was shining. It reminded me of Colorado, where I grew up. I really want to go back to Colorado, and be financially independent. It was a moment that motivated me to keep pushing on the real estate investment activities...

Activity On the Verge of Picking up Again
So the software I have previously mentioned is almost ready. This winter has been hectic at work so no time was spent on any real estate investing related activities. I have several friends who are anxious to get started now that it is warming up.
I am excited about the prospect of getting active again. Four months is too long away. I really love what I am doing with my job now, but it will never lead to financial / time freedom, which is what I am after. Hey, if I am earning a living through real estate investing, then I can choose whatever I want to do for work, right.

Nouveau Riche University
So I saw a sign the other day with the following text;
"Looking for Real Estate Apprentice! - Call ###-###-####"
With my curiosity peaked, I gave them a call and left my number. The guy called me back yesterday, told me how wonderful the program had been for he and his wife, threw out some big numbers relating to the cash flow they had going and the multi-million dollar projects they were working on.
"Wow", I thought. Seems like this was a decent opportunity. So I asked him to get straight to the point and tell me what it cost. He said he would rather setup a time to meet with me in person and go over the details (salesmen know they have a better chance to sell you if they have you in person). I told him I was not going to even think about meeting in person until I knew what it was going to cost me.
He then proceeded to tell me; the cheapest course they had was $6,000 for 5 'full' days of trying. He could tell I was taken back by the large number, and insisted these were 5 FULL days of classes, not just a couple hours a day.
So, wondering what a person with such a large positive cash flow and multi-million dollar projects in the works was doing trying to get people to part with $6,000 for 40 hours worth of training, I asked him why he was doing it.
He said because they earn a percentage of what I spend, "like a second stream of positive cash flow, like rental properties, you know?".
Whatever. I have done two small single family home retail projects. It takes quite a bit of time to make sure things are running smoothly and staying on track. If I had a multi-million dollar project in progress (or several, according to this guy), I WOULD NOT be wasting my time (nor do I think I would have the time) trying to sell people 5 days of training for $6,000 (that was the cheapest option BTW).
I don't have a problem with Nouveau Riche University. I DO have a problem with somebody making false claims about their income level to try and get me to part with my cash.
Also, isn't an Apprentice supposed to get paid? At the very least, an apprentice is supposed to work for his master for free so he can learn the trade. I just spent a few minutes browsing the web in search for a description of a person that had to pay big money to become an apprentice. Nada.
False advertising is sleazy, and I believe it is illegal too.
