It's been a long time since I posted. I ended up buying all six of those rental properties. Let me tell you, I learned a WHOLE lot over the last year about investing in real estate, property management, and life in general. Last year was by far my busiest when it comes to real estate activity, however I don't view it as a very efficient year. The rental properties were something I probably should have avoided being a new investor. They are now in the hands of a property manager so I don't have to deal with them anymore, which is a good thing.
I am turning my focus to the REI techniques that produce the quick cash, such as lease options, options, and wholesales. Once I get in a better financial position I will look again into the retailing and rental side of the business. I would also like to get into commercial REI, there is some big money in that (so I hear) if you know what your doing and have access to large sums of cash.
For now I am going to put a plan together to market and get some leads coming in. I am also working on some web based software that will manage the time consuming aspects of the business that I should not be spending my time on, so I can focus on the stuff that matters, like putting deals together and cashing checks :).
I may have the opportunity to work with a guy here in town who has done a lot of retailing and owns rental properties. We were talking the other night and he seems very interested in the Lease Option / Option side of the business.
This is going to be a great year in REI for me. I hope you enjoy reading the journey as much as I enjoy talking about it.
